How we work

Planning and construction are part of the same job.

Before construction

We work with you and your architect as the drawings develop. Estimates begin with the scope and level of finish, then become more detailed as materials and systems are selected. Changes to the design are checked against the budget.

We prepare scopes of work, qualify subcontractors, and solicit competitive bids. Before construction begins, you receive a construction budget, schedule, and cash-flow forecast. We also coordinate with the building department and other authorities involved in the project.

During construction

Project management covers subcontract awards, scheduling, changes, invoicing, and coordination with the design team. On-site supervision covers the day-to-day work, quality control, and safety.

Progress reports and photographs keep you connected to the job. Monthly payment applications include vendor invoices, a budget variance report, and an updated schedule. Construction documents and project records are available through a project website.

Shop drawings and material submittals are reviewed against the construction documents. Questions are addressed with the owner, architect, and relevant consultants before they become problems in the field.

At completion

We organize as-built drawings, owner’s manuals, maintenance schedules, and contacts for maintenance contractors. These records remain useful long after the work is finished.
